I don’t know if my application is a householder application
A householder application is for planning permission to develop an existing dwellinghouse, or for development within its curtilage for a purpose incidental to the enjoyment of that home. How much does a householder appeal cost?
Qualifying householder appeals (HAS, written representations) are £690, no win, no fee. There's nothing to pay upfront, and if your appeal isn't allowed, you pay nothing at all. Other appeal types are reviewed free of charge and quoted individually based on the specifics of the application.
What does “no win, no fee” actually mean?
You only pay our £690 fee if your appeal is allowed and planning permission is granted. If the appeal is dismissed, or you withdraw it, you owe us nothing. We don't ask for any payment upfront — see the next question for how we actually collect payment when you do win.
How does the Direct Debit payment work?
Once we start on your case, we'll ask you to set up a Direct Debit mandate via GoCardless for £690. Setting up the mandate doesn't charge you anything — it simply authorises us to collect payment later, if and only if your appeal is allowed. If your appeal isn't allowed, we remove the mandate and never claim payment. Full detail is in our terms.
What happens if I cancel the Direct Debit before a decision is made?
We ask that you keep the mandate in place until your appeal is decided, since it's what our no win, no fee offer relies on. If you cancel or remove it before then, we reserve the right to withdraw from your appeal — we'll always try to contact you first. Doing this is a breach of our agreement, and may mean losing your no win, no fee offer, with upfront payment required to continue.
What is my chance of success?
We use extensive appeal data to show success rates for similar cases. That said, every application is judged on its own facts and circumstances — statistics help set expectations, they don’t guarantee an outcome.
What if my case is not a householder appeal?
We can still review it and provide an individual quote based on the specifics of your application. Our no win, no fee offer applies to householder (HAS) appeals only.
What happens if my case has no prospect of success?
It won’t be taken on. We’ll be upfront about that from the start.
How long do I have to appeal a householder application?
You must submit your appeal to the Planning Inspectorate within 12 weeks of the date on your local council’s decision notice.
How much time do you need to prepare an appeal?
We can’t take on appeals where more than 10 weeks have already passed since the decision. We need enough time to prepare the case and follow the procedural process. Where more time is available, we may use it.
Can you send me the statement before submitting?
Absolutely. We’ll share the draft with you and can make changes or additions you want included. Please note we are the planning experts, and we won’t include points that won’t carry weight in the decision-making process.
Do you do costs appeals?
Yes — but they’re not suitable for most cases and are quoted separately as an extra charge.
